Vision is what often is lacking from development projects. RDG is uniquely gifted to provide clarity and planning in all aspects of a development project. Our team has a specific interest in working on in-fill projects where utility challenges, population density, and logistics are challenging and creative solutions are required to successfully complete the project.
The Millbank Village started as a 3.9 acre small track of land tucked away in Raleigh's Lockwood sub-division, originally platted in 1954. This property represented a unique challenge with zoning and density. Due to the R-6 zoning the minimum lot sizes for single family homes limited the lot yield to 14 lots. With the hope of much greater impact on the neighborhood RDG worked with Clearscape Architecture to design a unique modern duplex condo product that was able to increase the total yield to 21 dwellings. This solution ensured the community would have a more affordable product and a much more financially viable project for the owners.
